Houston-based developer Midway Cos. is preleasing a new speculative office project near the intersection of Interstate 10 and the 610 Loop, a few miles north of the Uptown District and just west of Memorial Park.
One Parkside, a 13-story tower with 225,000 square feet of Class A office space, will be on a 3.86-acre site adjacent to Houston’s First Baptist Church. The site is south of I-10, across the highway from the Marq*E Entertainment Center.
Designed by Houston-based architecture firm Kirksey, the office building will feature three floors of loft-style offices, with floors two through four offering floor plates of 9,800 square feet and 20-foot ceilings, while the remaining floors will offer 23,200-square-foot floor plates with 10-foot ceilings. The building will have floor-to-ceiling windows, as well as automated and programmable HVAC system controls with energy-efficient variable air volume.
The project includes 10 floors of integrated garage parking and 2,000 square feet of ground floor retail, allocated to a café. Office tenants will have the option of membership at First Baptist Church’s fitness and recreation center, which offers childcare and personal training, among other amenities.
Russell Hodges at JLL is handling leasing for One Parkside.
Earlier this year, Midway topped out a similarly sized office tower in the Upper Kirby area. Other projects the developer has planned or underway around Houston include the expansion of CityCentre, a nearby mixed-use project called Memorial Green and Hotel Alessandra alongside mixed-use development GreenStreet downtown. It also is developing a major project called Century Square, near Texas A&M University in College Station.
